Sustainable planning in Thu Thiem
New Urban Area
Catching a new trend in creating net-zero energy buildings in the real estate market, countries around the world are developing sustainability standards for green buildings. Governments and developers are recognizing the critical need and benefit of conserving resources and enhancing local environments for the health, safety, and welfare of the citizens. Keeping up with the trend, in Thu Thiem, environmental sustainability must be acknowledged and applied to every aspect of the project.
As a new, modern and expanded center of HCMC, with the main functions such as financial, commercial and high-class services center of the city, converging culture and entertainment trends, Thu Thiem is well-planned with sustainability, aiming to become the first new international urban area in Vietnam, contributing to boosting the economy and changing city’s image.
Based on the overview of climate, geographical location, river system, traffic density, Sasaki Associates – a prestigious consultancy from the US has designed an international standards master plan for Thu Thiem NUA, to adapt and cope with the climate of Southern Vietnam.

1. Development Areas
In order to minimize the amount and costs of landfilling, the development area is located along with the naturally “higher” land areas at Thu Thiem.
Being embraced by the Saigon River, Thu Thiem is designed to be an open system that allows natural osmosis, absorbing and draining vegetational cover, adapting to penetration and unstable ups and downs of the tide. Notably, Thu Thiem’s Southern Delta area is important, playing a regulating role, limiting the possibility of flooding (if any) for the downtown area. Besides, Crescent Boulevard also acts as a “spine”, with the highest terrain that will drain rainwater to the adjacent lower terrain areas.
3. Storm water management
In Thu Thiem, extreme high tides and flooding are controlled by raising the development area to a minimum of 2,5m elevation, and the water will flow into lower landscape areas.

4. Spatial spine
The Crescent Boulevard is considered as a spatial spine, with high terrain, it ensures the view to Saigon River and Central Lake. With the ideal area, this boulevard is expected to be the main address of important activities in Thu Thiem NUA, the same as Nguyen Hue Street in District 1.
5. Sustainability and direction of sunlight
Based on geographic and climatic conditions of Vietnam, the planning of constructions in Thu Thiem has long sides facing to the south, to reduce the heat from the sun. This has contributed to the sustainable goal of Thu Thiem planning to limit energy use as much as possible. Besides, the gradual step down constructions from the East to the West will ensure visibility and ventilation for 100% of the buildings when enjoying the primary winds from the South.
